Clearance and rubbish removal in Coulsdon

Coulsdon is the furthest south we go — roughly 5.6 miles and about twenty minutes from Purley Way — so we scope the job well and clear it in one trip rather than coming back.

It is really two places: Smitham and the valley bottom on one side, Old Coulsdon up on the higher ground on the other, and which one you are in changes the vehicle and crew we send.

The housing is largely 1890 to 1970 suburban stock with an older core around the station, and the Edwardian villas and cottages along the old Brighton road have hallways and stairs built before modern furniture.

Since the Farthing Way bypass took the through traffic off the high street, working in the centre is easier than it once was; out towards Farthing Downs and Happy Valley approaches get longer and turning space shrinks.

The nearest council sites are Purley Oaks on Brighton Road and, over the border, Caterham Community Recycling Centre — both a drive away and neither much use for a full house.

Probate clearances, downsizing moves, garden and shed clear-outs and garage clearances make up most of what we do here.

Local knowledge

What makes a Coulsdon clearance different

Coulsdon had 25,530 residents at the 2021 census across two wards — Coulsdon Town with 15,419 and Old Coulsdon with 10,109 — sitting south of Croydon on the old London to Brighton road.

It is really two places. Most housing in Smitham, in the valley bottom, and in Old Coulsdon was built between 1890 and 1970, giving mixed suburban stock with an urban core in the centre. Saying which of the two you are in genuinely changes the vehicle and crew we send, because the valley streets and the higher ground are different jobs.

The railway arrived in 1841 and by 1912 there were continuous rows of villas, cottages and shops from Croydon down past Coulsdon station. Property of that vintage means narrower hallways and stairs built before modern furniture, which is usually what decides how a wardrobe or sofa actually comes out.

The Farthing Way A23 bypass opened in December 2006 and took the through traffic off the high street, which makes the centre more workable than it used to be. Farthing Downs and Happy Valley are a Site of Special Scientific Interest, bought by the Corporation of London in 1883 to stop enclosure — properties along that edge can have longer approaches and limited turning space.

The jobs we are usually asked to do in Coulsdon

Probate and downsizing house clearances

Larger family homes in Old Coulsdon and on the hill roads, cleared room by room with usable furniture kept separate for reuse.

Garden and shed clearances

Long gardens on the valley slopes and the downs edge — overgrowth, old sheds, fencing and years of garden waste taken in one go.

Garage and loft clear-outs

Interwar garages and lofts hold far more than expected. Photographs or a rough description get you a closer quote.

Getting large furniture out of period houses

Villas and cottages from the railway era have tight stairs and doorways. We plan how a wardrobe or sofa comes out before we arrive.

What happens to the waste after a clearance in Coulsdon

At 5.6 miles and roughly 19 minutes from our base, the onward route is worked out before the van is loaded rather than after. Anything still usable is kept separate as we go, and only what is genuinely finished with goes to a household recycling centre.

Charity and reuse shops nearby

  • Emmaus SLC (Surrey) Caterham Shop
  • Emmaus SLC - Purley
  • Emmaus SLC - Wallington
  • British Heart Foundation - Home Store

We cannot promise any particular shop will accept a given item — that is always their call on the day — but sorting for reuse first is how we keep as much as possible out of the skip.

Coulsdon clearance questions

The things people in Coulsdon tend to ask before booking. If yours is not here, call us and we will talk it through.

01

Do you cover Old Coulsdon as well as Coulsdon town?

Yes, both. Please say which you are in when you enquire — the valley streets and the higher ground are different jobs for access and turning.

02

Is Coulsdon too far for same-day collection?

Not necessarily, but it is our longest run at about twenty minutes each way, so next-day is more common. Ask and we will tell you honestly what is possible.

03

My property backs onto Farthing Downs with a long drive. Is that a problem?

No, but tell us. Long approaches and limited turning space affect which vehicle we bring.

04

Can you take the whole contents of a house in one visit?

That is how we prefer to do Coulsdon. With an accurate description up front we bring the right size vehicle and crew so there is no second trip.

05

Where does the waste go?

Reusable items are separated first; the rest goes to a licensed facility or a council reuse and recycling centre. The nearby options are listed further down this page.
